Challenges:  maturing loan could not be refinanced, regional credit tenant, title issues.  Quantum Equity group worked with all cash buyer, spearheaded the escrow process to close quickly around holidays, located an attorney who could fix inherited title issues within time frame.  Closed with 15 day due diligence.

For this particular project, we had to review each lease with the buyer, make some updates with the seller.  We stayed with buyer every step of the way to make sure they were on board.  We procured a lender and stayed with all decision makers through each milestone in the loan approval process.  Locked in excellent loan terms and closed within 1031 exchange period.

Self Storage

Sellers were retiring and wanted to cash out their self storage property.  Like many parties to a transaction, they were on a time frame to start the next phase of their lives.  The property was quickly assessed, due diligence organized, and a buyer was found who could perform and close on time.


After a few price reductions mainly due to interest rate rises, the cap rate was still one of the lowest ever.  We pitched the investment over and over to our vast database of buyers.  Third was a charm and this REIT happened to be in an acquisition mode needing some additional revenue to be placed that quarter.  Quantum's ready access to all the right decision makers got their attention and they closed in time to meet their quarterly revenue placement objective.
